Most residential appraisers get their comps from either:
1) Doing a search of public records...which you can typically do at the county assessor's office or
2) Doing a search on the local Metrolist Service (MLS). While this is the option that most residential appraisers use, MLS is typically limited to real estate professionals. If you are purchasing a home, you can ask your sales agent to run a comp search.

Get off of the internet and do some leg work.
Go to the court house and pull the deeds of the property within a 2 block area and see what they are selling for. That is how appraisers do it.
That website zillow.com is an estimate. NOT the real thing. They are only guessing what it could be not what it is.

As many people know, Zillow.com is a good place.
So is http://www.realestateabc.com/
Used by Realtors and agents to find local values, its another option to look at.
Market values have gone up and down in the past year, but it is becoming a real market, and more buyer friendly.
By the way, this website also offers other good information for home buyers, including a mortgage calculator. You can follow the market changes and news all on one website, without agents from all over the planet call you. :)

You find them at town hall. Start with your street and sq ft. What sold recently and go from there.
