Definitely the internet...it's not unique or surprising, but it works.
The NAR put out a study in 2005 saying that the use of the Internet to search for a home has risen from 2% in 1995 to 77% in 2005 and agents with websites has increased 129% over the past 5 years. It also said that In terms of lead generation, only referrals and repeat clients rank above the Internet as the most effective methods of gaining new business.
Unfortunately the real estate industry is a little bit behind in marketing themselves online, so having a website that displays the MLS data with an integrated IDX feed is probably your best bet to beat the competition. Especially since most of the real estate being sold is being done so by the newly established realtors who have mastered online marketing.

First, I wish you luck on passing your test. After that, find a good company to work for that helps train their agents. A good quality company is very important. I have been in Real Estate and Relocation for almost 6 years total. I meet new people every chance I get. I let them know what I do, and offer to help. Of course if they know anyone that I can help, I ask them to pass my buisness card along.
Knowing people on a personal level is most important, as are morals. Never say anything just to win a dollar. If your not going to be honest with your clients, your doing them and yourself a dis-service. Not to mention you could end up in an ugly arbitration or law suit.
Keep learning even as the years go by. Follow up is the key once you do get clients, or as I call them new friends. I keep in touch with my "Circle of Influence" as its called, all the time not just with hopes of making another sale next week but to honestly keep them informed and to be there for them when the time is right.
Your going to be dealing with one of the biggest American Dreams people here have...owning a home. It will be the biggest financial decision people make. They have to know your their for them, and their best interests. For some people real estate is an investment only business, for others its a start to their new future.
Never answer questions you dont know the answers to, and ALWAYS BE HONEST!! Never go against your morals....you wouldnt want someone to do that to you right?
The Real Estate business is not as easy as many think, you have bad times and good times. But as long as your good to those you serve, you will enjoy the wonderful opportunity you now have.

Go to the Chamber of Commerce and ask if the Chamber members have a meeting once a month and request to offer your services to the Chamber members and especially ask what the specific member's ideal customers are and mutually refer business back to them. There is nothing more motivating to have someone send you referrals if they know you are looking for business for them. It's a win - win strategy. Good luck, I hope you do well. In my point of view, property or real estate businesss have a good future because there is no way a land gonna be any cheaper unless the whole world is planning on a family planning or something.

Join a lot of clubs- Newcomers club, a book club. Get involved in the community and do some volunteer work. Get to know the shop owners in your area. Every person you meet is a prospect. Don't look at them as just potenial business- look at them as new friends.
