Mission Beach, Ocean Beach and Pacific Beach have a lot of college students living there and it's definately a party zone. La Jolla and Del Mar are really nice and so are all the coastal communities north of there...they're also expensive. I like Encinitas a lot and Leucadia and Cardiff and Solana Beach. Really quiet with that "Endless Summer" kind of feel. Mira Mesa, Rancho Penasquitos and Carmel Valley are close to Torrey Pines Beach, which is between Del Mar and La Jolla, but you won't actually have a view of the water, or anything. Imperial Beach is all the way too the south of San Diego, it's a little qieter than OB, PB and MB, but I'm not sure on the crime statistics. the West end of Clairemont is just inland from PB and the bay, and relatively affordable. I think some properties may even have a Bay view, and pretty safe, but it's an older community - houses built mostly in the 50-60's. Coronado is super nice, but if you're working or going to school it's really inconvenient and again really expensive. Basically, you're ok anywhere North of the I-8 and West of the I5 is going to be more expensive thatn E of I5, but E of I15 is getting a little more inland and a little hotter, but much more affordable....Hope that helps. As far as schools, the Poway Unified School District and the San Dieguito School District are known to be very good public school districts. So, you'd be looking at Penasquitos, Carmel Valley, Encinitas..that area. You can also check out Bonita and the Sweetwater Union School District, I think that's a good district too, and Bonita is a nicer area around Chula Vista.
