i am in the process of selling my home to a good friend of mine and his lender wants to get a title search done but his company will do it for 400.00. can't i get done for cheaper

I would contact title companies on your area, but more than likely the bank will dictate who you go thru.

If they are going to do a full blown Title Search with Prelimanary Title report than yes go for it. That is cheap. If they are going to charge you a Title Search from the County Recorders office than jump in your vehicle and go there yourself and pay for the fee to get a certified copy, yet this is probably not the case if your selling your property. In some states you can get title information online from the local county tax assessors office.

You can do a title search yourself though the County Recorders office. Chances are that your friend's lender will require TITLE INSURANCE which guarantees that the search is accurate and title is clear. This is done through a title company and you will have to pay for it.

Shop around by contacting local title companies and asking for their fee schedules. Fees are usually calculated based on the sales price.

This is something that is to his benefit. Why are you worried about the expense?

Unless you have the training you would not be able to do a title search that would be acceptable for a title company to insure the title.

Don't play around with a real estate transaction if you don't know what you are doing. It will come back to haunt you.

You can do it yourself (if you know how) at the County Record Hall (court house, clerk ,etc). Any site that offers a free title search (I doubt you'll find one) is likely not providing an insurable search - and I wouldnt trust anything as important as a title search to a freebie site.

the lender is probably going to require title insurance also. the lender will want a loan policy, which the buyer usually pay's for, and the buyer will want an owners policy, which the seller usually pays for, unless your real estate contract stipulates differently or if that's not the standard in your state.

ask them to waive the title search fee, since you will ultimately be paying for the title insurance, which i'm sorry to say is usually more expensive than the title search.

I got my last one done for $200 after I buddied up to the owner of the title agency.

No free lunches in life. 400 sounds cheap to me but it depends on where you live.
