Im a landlord and wish to evict a tenant. We have the 'notice to vacate' form and wish to know how to fill out the forms.This is in the state of Washington.

I am not sure what the procedures are in the state of Washington that would be something to call the local landlord association about, but in my state it depends on the offense. If it was for unpaid rent then you would send them a 3 day notice which has to be either certified or hand delivered on the 6th or which ever date your lease states and then if they didn't pay you that including all the fees in secured funds (Money Order, Cashier Checks etc.) then you would go down to the small claims court house and file for a WRIT and a FED (Money Judgement) this one is optional. They will help you if you go down there and tell them this is your first time. In this state it is a $50.00 filing fee... NOW if they decide to pay you and you are willing to accept it, because this is a one time occurance or something then you can charge them for the filing fee, rent, and any late fees that may be assessed. Please remember though to apply all money to the previous month if they were short on their rent or something. After you file you will be given a court date then you will have a chance to prove yourself in front of a menteator or a judge. At this time they may ask you for payment arrangements (I wouldn't do these 99.9% of the time you end up back at court because they failed to meet the stipulations) .

If this is for a something else every state is different... if they hurt someone on your property you can serve them with a "Clear and Present Danger" 3 day notice...which I would have all the evidence to back yourself up.

If you have an unautorized resident or something like that then serve a 7 day notice to cure..if at that time they still haven't I would serve them a 3 day notice to cure OR a notice of eviction...

In Louisiana, you are only required to post a 5 day notice to vacate on the door. If they don't comply, then you can go to the local justice of the peace or in some jurisdication, there is a city court that handle the evictions. The parties are issued a summons at that point with a "notice to appear." In most cases, the tenants leave by that point.
