I assume that you have it listed with a real estate company. Maybe it is time to lean on them to stir up some action. Too many agents simply get the listing, post it on the multiple listing service, and sit back and wait for someone else to sell it. When the listing expires, list it with the next company for only 90 days. Most agents try to talk you into a six month listing, but as you know, you are stuck with them for a half a year!

Good luck with your situation.

Most people don't know how to market their home properly. I've been selling homes for 9 years here is the best tips I can give.
Priced lower that most is a good start.
GET RID OF CLUTTER. Look in and outside of your house, is there tons of nicknacks all over. Can you even see the fridge door (covered in pics magnets)? Box it all up. The less clutter the "cleaner" the house will seem to be.
There should be NO goofy colored walls. Go neutral colors. I've seen homes with brite pink walls that people rush in and out and never come back.
All my homes have sold before anyone else in my neck of the woods.
Gluck

Make sure your house is super clean. Houses have to look as close as possible to a model home where no one lives. Make sure your front yard is great looking. (First impressions). Clean out closets if you haven't already. I know it's a pain, but it will pay off in a better price for your home and you'll get a sale. You could also offer a buyers warranty, even though it will cost you.

When we sold our home,we did the following. Go out the front door and re-enter like you were a buyer. What did you see that you didn't like (wall color, dirty, overcrowded, unkept front yard, etc.) Sometimes fixing things that we are use to seeing every day the ignore, will make the house sell.

It's now a buyer's market. You have to be better than the next guy.
