I am not sure what documents you are concerned with. To purchase any real estate, the agreement must be in writing. If you are purchasing a for sale by owner I would suggest either buying a preprinted purchase agreement at an office supply store or contacting a real estate agent.

If you go through an agent, they will have the necessary sales documents. You should start applying for prequalification at a mortgage company of your choosing or the real estate agent can assist you or refer you to someone for prequalification.
