No house is in perfect condition.

Having said that, was there a clause in your contract that stipulated you could back out pending the outcome of an inspection? If so, you can get your earnest money back but still have to pay for the inspection. If not you will have to decide if you wish to proceed or walk away.

You may be able to negotiate for repairs, or the cost of the repairs.

Add to the other answers: The point of a contract is to make sure all parties keep their promises. If they promised you a house in perfect condition (not likely) then they are in violation of the terms. If you refuse to pay, you are in violation of your terms.

You can always ask to back out of your contract. If they say no, then ask to negotiate for a partial refund. They don't have to do this either, but it might be worth their while to collect some money for their trouble.

Remember, once you signed the contract for the house, THEY were not able to offer it to somone else. They might have lost out on a sale (rental?) because you changed your mind.

I would never sign a contract for a car I didn't drive, or buy a house that I didn't either see for myself, or have inspected by a professional.

If your in a contract your pretty stuck. Are you buying the house? If yes, you should have had a house inspection done before you signed any contract. You can always call an attorney and see if there is anything you can do.

If renting they might give some money back but not all. If buying you know of condition through appraisal
