Find someone to take the lease over

I would get an attorney who will first see if there is any way to break the lease. If not, then they would probably send a letter to your landlord stating the impossibility of continuing the high payment and asking for a reduction.

Find someone else to take over your lease.

There might be a part in your lease that stats that if you want to break it you pay $X amount to get out of it.

Those are the only two things that I can think of.

Speak with the landlord / management co. they may know of another person or company that would like to take over your lease and just haven't said so because they don't know your wish to leave.

Your best bet is to work with your landlord, but there may be other options (i.e. bankruptcy etc.).

find a new tenent for your landlord that will be willing to pay even more. question to you . what about subletting it for more money.

all you can really do is breech the contract, you will probably have to pay some hefty fines.
