You can rent an apartment with the worst credit and other problems if you deal with small landlords who only own a few units. Large complexes are usually run by property management companies that have access to credit reports and the like. Most landlords that may own a duplex or a four family building, to not have the same access. They may have you fill our an application, but they usually will not verify the information you give. They often price themselves on their ability to judge character and will rent to anyone who has a job or other means of income.

Yes, but the decision to break the lease was mutual.
They agreed to disolve the lease because the apartment needed significant repairs and we threatened to sue. They had no choice but to let us out of the lease without any penalty.

People break leases all the time - Usually you have to pay a hefty sum to break your lease - It shouldn't effect getting another apartment unless you defaulted on paying the money.
