Is the fact that a neighborhood does not have a home owners association a bad sign? Or is it better when there is no home owners association?

Homeowner's associations are there to protect the value of everyone's investment - to see that the maintenance is done, to see to it that nobody's neighbor paints the home Barney purple with Orange trim and pink polka dots.

In older neighborhoods, where the builders gave a little bit of land and privacy to each property, there really is no need. It doesn't matter nearly so much if the neighbor paints the house Barney purple if it's surrounded by a tall hedge and the people in the neighborhood get to look at that. In more recent developments, where the homes are packed into 3000 square foot lots with less than five feet between adjacent homes, they are a godsend, because they keep everyone out of court as long and as much as possible. For condos and townhomes, they are even more important due to shared walls.

The real issue is what happens when the owners want to sell. At that point, it's a real good thing the neighbors are prevented from painting their house Barney Purple. Most folks don't want to live next door to such a property, and if you do, you're probably going to get less for your property. On the other hand, if you're one of those folks who want to paint your property Barney Purple, you probably want to buy where there is no HOA or CC&Rs.

Home owners associations can be an asset if the board members are good, a liability if not. It all depends on the quality of the association and what they do or don't do for the members.

HOA's are designed to keep up the property value of homes in the neighborhood. However, there are instances where the HOA doesn't keep up with it's duties and the properties reflect this, or the HOA can be so strict that no one wants to live in the neighborhood.

It really just depends on your home, and the homes around it as to whether or not it's a "bad" thing to not have an HOA.

just look at your home, and what's around it on all sides and nearby. what do you see when you look around? if your home is in good shape, and the neighbors aren't dumping all their trash and keeping broken-down cars in the yard, then yo ushould be ok!

I think if you have good neighbors, there is no reason for a homeowners association. I have heard stories about not being able to have certain shrubs and trees and not being able to paint a mural on your garage door. I think it's for people to impose their taste upon others. I have no use for them at all, but I'm sure there are those who use them to keep out the "riff raff". I guess I am the "riff raff".

i think the associations are a good sign, that the folks who live there want to work together to make a good neighborhood. It is a positive thing.

but it's cheaper not to have one sometimes.

HOMEONERS ASSOCIATION ARE A RIPOFF,FOR THE FEES THAT THEY COLLECT AND THESRVICES THAT ISPROVIDED BACK INTO THE COMMUNITY IS COMPLETELY A LEGAL WAY TO STEAL FROM ., CONDO OR TOWNHOUSES HOMEOWNER. AND SOME OF THE MANAGEMENT COMPANY THAT THEY HIRE TO MANAGE THE DEVELOPMENT ARE ARROGANT AND DONT WANT TO ANSWER ANY OF YOU CONCERN. JUST ANOTHER PONZI SCHEME
