Home prices are determined in large part by the value of other homes in the neighborhood. Don't "overbuild" your neighborhood. To do so is just wasting your money. Though you might get slightly more for your house, you certainly won't get 50% more than the neighborhood allows. Fresh paint, new floor coverings, and a nice landscape will add more recoverable value than adding a pond- or pool. Good luck.

I've heard in several places that the one thing you can do to your house to add value is to add crown molding. Expensive, but people love it.

Also, having a low maintenance yard helps. People, by and large, do not like to take care of plants. Many people have very busy lives, and retirees don't want the bother or the physical work. So when you plant, ask for low maintenance plants, and keep it simple. If they are true gardeners, they will add more when they want. I bought my house because it had nothing in the yard...a clean slate, and now it's loaded with fruit and flowering plants.

Don't add a pond- as many people don't like them as do- best bet is to ask a Realtor - many things determine your homes value , including what other homes in the area have sold for.
