Why?
If marriage was that bad and no longer wanted to be together, divorce would happen before I have sex or I (as the male) would consider it.
"for the kids" . That is a bull shittting excuse. It's just another way of having benefits. The kids know more than the parents think they do.
Staying in seperate rooms and seeing other people gives the wrong example to kids.

No , I am a woman who is married and very unhappy and sleep in differant rooms , But I am leaveing him as well so I am only sleeping in differant rooms now untill I can get out here. I am in love with my best friend but I would never do anything with him , untill i was divorced. If you want anything with this woman ,then she needs to get herself out, or she does not take you seriously and has some issues, if its just sex , that is up to you and your moral values, but I would be carefull because she is married and no matter what she says her husband finds out ,he could become angry and jelous and hunt you down , is it really worth the risk ,when there are so many bar flys out there? Do you know that for a fact? I understand staying married because of your kids, because I did that with my first marriage. However, it is also one of the most common excuses women use for cheating. So, you need to find out the truth before you go and do something that could end up getting you shot by her "not so unhappily married" hubby.

Never get involved with a married woman. I did and it llitterally broke my heart! I started out with a fun thing and then I fell in love with her. She didn't leave the guy and it ended up in a mess. It took years to recover completely.

If you are honest with yourself, you wouldn't like to be the one to break their marriage vows; it's just not the "done thing" and you're aware of it ~ which is a plus-point. She needs to take responsibility for this first. And this is also as she has children.
