I think it would be interesting to build my own house, alone mostly. I have poor credit and a job that doesn't pay too well. I have access to tools, and I think if I put a few hundred a month to building materials it can be done. If anyone has advice for or against, I would appreciate it. I just think that it would be a great way to get in shape, learn responsibility, etc.

yes it is. if you have the know-how and tools, you can save a fortune. my son just finished a beautiful house. It cost him $90,000, but it was appraised by the bank for $225,000.

The smaller the house, the less likely you will save money, in fact it considering your time you would probably lose money. I'm talking 1600 sq.ft range. This is because a builder will get special pricing that you won't. And your time is worth money. Say you spend 40 hours doing a part of the job, like doing trim work. And to pay some one would cost $1000, but they could do it in 3 days. You have to decide if "making" $25/hr is worth that hassle. Or would you be better off working overtime at work.

The other thing is if you have poor credit, you are going to have a hard time getting a construction loan. And you are going to need a construction loan. Within the first month of construction you have to pay for the foundation and framing. Even if you do the labor yourself, between permits, water and sewer taps, foundation and framing materials, you have already spent 10-15K. And you don't want to spend a year getting to that point, because
one) lumber will begin to twist and bow,
two) permits have an expiration date. Depending on you location, it maybe a year, maybe two.

I'd wait to build something in the 2500 sq.ft range, save money to buy land for cash, and be able to get a construction loan, and accept the fact that will need to contract some things out, like foundation, framing, masonry, perhaps mechanicals (if you don't have the experience) Some things that would make sense are flooring, trim work, painting, perhaps siding and roofing.

Plus budget, budget, budget. Don't spend more than the house is worth.

All that being said, I happy to see someone with your enthusiasm. Just temper that enthusiasm with some common sense about what you can accomplish on your own.

Read alot about being your own 'General Contractor'. Depending on how much you plan to do, you will need to learn the building code, the electrical code, the plumbing code, etc. so that you build the house to the correct specs. You will have to get inspectors in to verify your work.

It may be a better idea to pick things that are not 'inspectable' to do yourself.

I agree, it would be an interesting experience. If you ever sold it though there could be some problems arise occurring to how well it's built, unless your a certified contractor. In most states you'll have to get a certified contractor to perform the labor in order to get a loan, but if your going to do it yourself I don't think you'll need one. Good luck

Absolutely. You will need to buy a lot or some acreage first. The bank will be more apt to lend for construction financing if the lot has been paid off. Once thats done you should be good to go. You can do most work yourself but some things you will need to sub out. Good luck.

Suggestion get a job /intern in the trades. If you like them great learn about construction..
Most of all get an education (library is free & inet)
so you can make better money. Your time is to limited to build a house at present pay scale. You need real money to build even your house. Poor folks won't accept that of every 1000 millionaires created every year 880 of them were poor or broke. Don't accept your caste in life.

It would be alot of work, but it would mean getting the house you really want. So if you think you can do it or, afford to have it built your way, don't hesitate.

only if you know what youre doing. there is a big diffrence in reading and doing. there may arise problems that can devistate the whole interprise. definately make construction friends because problems will arise and contractors will gouge you if they sense youre green.
