when we moved in march 2006 he said these repairs would be fixed. they still have not.

Do not pay rent until he follows through. OR use your rent money to repair these things yourself and give him the receipts. As a renter, you have rights. You would win this case in a court of law, should he choose to take you there upon seeing the receipts. Good luck, you are in the right.

maybe he's waiting to see how many times you will pay him on time. Maybe he really doesn't want to install those and is waiting till you pay late and then he will say "see there" and have a reason not to install those doors and fix the AC.

What's wrong with investing in several fans. You can always use fans, even if you move, or if the AC goes out later on.

If it wasn't in the rental agreement then he doesn't have to fix those for you. If I'm not mistaken the only thing that is required of them is to install electricity (some places the electricity isincluded in the rent). I think they have to install water but you definitely have to pay for that.

I guess your lease if for one year, and you can't break it without leaving him your one month's deposit. But if you run into problems and have to leave then jot down the dates you asked him about fixing those two items. Also send him a letter (if the heat is unbearable) certified mail return receipt. Either that will scare him into conforming or he will put a notice on your door. I'd think either would be acceptable at this point.

Well, if you have it in writing that these things would be done, you can take him to court to have it done, but, by doing so you risk losing your place, or at least being very uncomfortable living there. If you do not have it in writing, then there's not much you can do. I would suggest you simply talk to him, and explain that you were under the impression that he was going to fix these things and that you would like them done. I had a similar situation at my old apartment, and my landlord got real busy and simply forgot. Maybe this is your case too, but whatever you do, try to be understanding.

Regardless of anything else, do not "not " pay rent; he could evict you and win. In many states you can take him to court to provide minimum habitability standards. Also if he has made these promises in writing, you could take him to court to force him to comply. Most courts allow for the prevailing party to have court costs paid for by the losing party.

Short of taking him to court, you have two options: 1) Live with the situation the way it is now. or 2) Move.

Check the law in your state first. Stop paying rent until he makes the repairs but whatever you do, put the rent money in escrow with the courts. He is responsible to make good on his promises. If you don't put the money in escrow though, he can evict you for non-payment of rent.

If you don't have his promises in writing, you probably can't do much of anything other than remind him that he promised he would, and ask him to do it quickly.

If you have it in writing, remind him of that. There's probably some kind of housing board in your community you can complain to if he doesn't follow up. Since these aren't really safety issues, they might not much care, unfortunately. If you have the promises in writing, you might be able to take him to small claims court and get the cost of doing the work.

I would contact him again and if he does not do the fixing ... tell him in writing why you will not be paying the rent. I sure would do it this way. Good Luck to you

If I were you, I would nicely remind him about it, and then ask him fo ra specific date when he could have it in by. The AC is a big deal, I owuld conisder withholding rent if he doesn't fix that.

call the health board on him, if he's going to continue renting this place, then he needs to stand up for his words and get the repairs done........how would he feel with out an AC or any where to hang his clothes
