Depending on the country and area you are living!
Some places there is hardly a chance without an estate agent - elsewhere it's possible to organise yourself.
How much do you know about the legal aspects of selling a house? Probably you would need a notary anyway...?
Well, where and how would YOU look for a house in the same area? Consider the newspapers and websites you know - or ask the municipality or some fiduciary what they would recommend.

Quickest way?
Put it on the market for 1p!
Surprised you needed to ask!
If you meant the quickest way to sell it for the PRICE you want; then that is a whole different ballgame.......
When someone comes to view there are some 'tricks of the trade' you can utilise -
1) Put a few drops of vanilla essence under a warm grill.
2) Play 'Classical' music.
3) Put a pot of coffee on.
4) Bake a cake and ask your 'viewers' to share tea and cake with you.
Number 4 gives you the chance to tell them how reluctant you are to leave this beautiful home - where you have been SO happy - and you would NEVER leave - if it weren't for...........ad lib.

Make sure it looks uncluttered, is painted in neutral, non-offensive colours and always perfectly clean and tidy.
Make sure that the kitchen and bathroom look particularly good in terms of tiling and grouting and general maintenance, as these rooms would be the most expensive things for buyers to replace.
Think about what any negative points might be and how you can anticipate and counteract them. (A couple of viewers said our old house was too overlooked. We got in there first with the next lot, pointing out that because there wasn't a house directly behind us it seemed quite private.)
Make sure it's priced to sell, but decide on what you'll accept and stick to it.

Make sure the front yard and first room you enter are immaculate. First impressions make a big difference. Real estate agents help sell quickly, but you end up forking over alot of $ for their services.

they're for real yet they'll grant an rather, quite low ball fee to your place. Their purpose is to restoration it up and resell at a earnings. they do no longer charge to tell you what they pays to your place after which you will make certain in case you prefer to settle for that quantity. i could additionally ask a real assets agent familiar inclusive of your section to grant you a concept of what they think of the homestead could sell for.

Reduce the price.
Don't let the estate agents take it off the market untill completion.
Choose your buyer carefully.
Or Auction it.

Make sure it is "clean" and NO clutter lingering around. It's better if you put all personal things away so others can picture their own belongings in there.
