Please check and confirm the followings.
1. Be sure he never made sex atleast 5 min before starts with you.
2. After 5 min, did he lost erection or still strong?
as for my experience, when I was 16 - 24, I can do sex more than 4 times in onehour, and 5-8 times over night. During that period, I had such a trouble of erection and have sex, but without cumming (after 5 times of making continous sex). So, could be the reason, check him closely then reply here so we can look for some more reason

For the simple fact that you added on "its not me" got me thinking. Why are you so interested in your housemate's boyfriend?
Why are you around when they are having sex? I am not even going to believe that your housemate was the one that told you.

It sounds serious, but maybe he needs to see a doctor about it. If he's young, that's probably not a very good sign. If he's an older man, then you might have several reasons. The best way to know is to see his doctor.
