have a program that requires 100,000 principal is secured by a third party escrow account and historically from the first of the year it has been any where from 3% to 8% so far

A CD will get you about 4% with no risk but you'll have to pay income tax.
Use it to trade stock... you may get more than 20% but there is risk that you may loose some principle.
