It's in a duplex; 3 levels including basement. On bus route in a University City. Can't have a car because our 2 are enough. Includes bed, satellite receiver (need own tv), high-speed internet access (need own computer and hooked to our network) , utilities, washer/dryer, kitchen privileges. Our rent is $850/month but that is probably a good deal considering the location - near malls and lots of major things. Would $400/month be reasonable for a university student to pay?

400? if that includes everything....his share of the utilities, etc....then yes, that would be good.....but make it clear as to what is his to use, and what is not.....what he needs to buy for himself, and what is supplied....etc etc

Your rent is a good pricel and you are offering alot of benerits too. Since board is not included I would divide the sum of the rent, the average for the monthly utilities, the satellite TV, and the internet. by the number of people living in the household. See how that compares to dorm cost at the university too. I have a feeling $400 is a good amount to ask for.

Whatever you do get a rental agreement and run a background check on the person. Request atleast a 1/2 month's deposit too to cover damages. Brush up on your municipalities tenant/landlord laws - should be on the local government website. They can make you think twice!

Don't know much about your area. But wouldn't you want to help the student out while he/she is helping you out. One room I would say look in the paper and see what a one room apt is going for and charge about half or a third of that.

400.00 dollers a month is fair, if you gave board with it, which is food, then you jack it up another 200.00 i ran a boarding house for 4 years.
