I have called my landlord for the past three weeks trying to get him to get my central air fixed. He came out once last week and said the unit was leaking freon and that he would come back after dark to find out where the leak is. He has never been back. It's supposed to get to 95+ next week, what can I do? He wont return phone calls at this point either.

With written presentation of the bill for said expenditures, tenant may deduct the expense of the repairs or maintenance from the next monthly rental charge. Check and see whether this applies in your area. Also, contact your BB and make a complaint.

EDIT: As an additional note, if he's not certified to use Freon, then he can't fix it himself if it uses freon and that's what it's leaking anyway. You may care to ask him in a letter that you send (I like that answer, it's better than mine).

Depending on which state you live, you may have the opportunity to fix it yourself, and deduct it from your rent. Be careful - laws are different in different states.

Document each contact you made with him, every call you made, each step in getting the AC repaired. If you end up fixing it yourself, he may object and file a complaint that the rent was unpaid. Your documentation will help in case there is a court battle.

By the way, if this is an ongoing problem, you should consider getting a new place.

Leave him a message saying that since he is not taking care of the problem you will call an air conditioning company to come out and fix the problem and pay for it out of your pocket and then DEDUCT it from the rent.

In most states you can write a letter(and keep a copy for yourself) and give him 30 days- if it is not fixed you have the right to fix it and deduct the cost(keep your receipt) from the rent.
but, I would do a web search for landlord/ tenants right for your area first!
