Kelly G's answer illustrates my concerns perfectly! How can you deal with an upstart eatate agent who sounds like the (slightly) older brother of my eight-year old son, when you are considering an investment of a quarter of a million pounds upwards???

Don't hate them, like with all places of business you always get somebody really dozy who you just want to punch, that's life.

I believe it depends on each agent. I've worked with ones that can't do math to save their lives and others that don't even try to negotiate for their clients. I've also worked with ones that are so on the ball, I usually don't have to explain anything to them (which is always a nice change) and is so knowledgeable about the real estate market that their client walks away with a heck of a transaction.

Before choosing one to work with, interview them. You can learn a lot about a person in the first 5-10 min. of conversation. Referrals are also a good way to find one that will actually work for you. Ask around, but make sure the person referring actually worked with the agent.

They've got to be laziest tossers on the face of the planet. Need to sell a house sir? Certainly, we'll put a picture of it in our window and if someone asks about it we might be bothered to give them a photocopied piece of crap to read. Oh and we'll charge you a fu*king fortune for the privelege...nice one!

In the main, they're fine - they have a job to do like the rest of us. The problems start with the 'Saturday girls' who haven't got a clue!

Most of them are failed recruitment consultants or are doing it to try and get into recruitment.

I am constantly frustrated that they are not: salesy, punchy, aggressive, sharp or smart enough.

Most of them earn less that £45k but act like they are millionaires.
