and there is a house that sold down the street for the same price as ours is listed.
Its a nice home too, I dont get it.
Im selling it, because I want to move out of the city.
As a looker what would you ***** most about in a USED home?

The price, and the condition of the house would be main factors for me

1)Does your realtor have your home listed on their website? with photos?
2)Did the buyers of the home in your area look at your home too? If not, why not?
3)Have you gone on a few open house tours throughout your area to see how homes are being presented?
4)Location, location? R u closer to a noisy intersection, bad view from the backyard, too close to bad neighbors? Just the simple location of one house to another can make a big difference.
5) I recommend all books by Robert Irwin. Read both the seller versions and the ones for buyers.
6)Everything is flexible. R U? Your move-out date may be too open-ended, be willing to say next week!! R U willing to share the cost of a fence repair, baseboard painting... Little things like that go a long way to the buyer.
7)Do some research on your realtor - lots of listings in your area competing with your house? aggressive marketing for sales? availability for you or potential buyers?

Don't listen to koyotee and price it higher, that doesn't make any sense. Anyway, is your house listed with a real estate agent? If not, that's step one to getting your house sold. Be sure the house is always clean for those last minute showings, keep your lawn mowed and looking good, open curtains for maximum sun light, have the carpet cleaned and paint if needed. Don't be there when people are coming to look, it makes them feel akward and they can't really look around, and a lot of time Sellers talk Buyers out of their house by seemingly innocent comments like "it's too small for us" or "I want to move out of the city" I would price your house slighly LESS than the one down the street, it'll make your house look like a bargain. Don't get too discouraged, it'll sell.

Price it higher. If you are selling it below or at the listed price it telegraphs your opinion of the house. Lets say it is a 100,000 dollar house on the list price. Most sellers will elevate the house to 120,000 and lower with debate to 100,000. It is a matter of customer confidence. They think you know something they don't.
