Just by looking at photos from Listings over the internet, how does one distinguish a manuf./modular home from a regular home? Well I've seen some listings that states upfront that it's a manuf. and it's obviously cheap. But how does one distinguish just by looking at photos?

You probably can't tell just by looking online. you'd need to check them out in person.

A mobile home is built in a factory, to wind zone codes, and trucked to the homesite. it will have a HUD serial plate number. it will most likely be underpinned (be it brick, vinyl skirting, etc) but will not sit on a permanent foundation.

A modular home is a stick built home, pre-fabricated in a factory (usually the frame) and is trucked to the homeside and constructed and finished by a licensed contractor to state building codes. modular homes are built to the same specifications as stick built homes. they sit on a [ermanant foundation.

mobile/manufactured homes and modular homes are NOT the same!

usually a mobile home will appear very long and narrow, even if it is a double or triple wide! they are typically more rectangular in general shape, whereas higher end modular homes will look just like stick built homes. some modular homes DO look a bit like mobile homes, but the difference is that they are built to better, stricter codes.

a modular home is usually on a concrete foundation. manufactured is not. it just has a skirting around the axles.

Not a guarantee, but usually roof lines are giveaway ! Look for low profile shingle roof, not much pitch, another one just like it next door on both sides !
