I see that before you get in your first real estate office you have already sold your first house.
People are gonna tell you about how important it is to find a good brokeragE firm, one that will do this and do that for you, take you under thier arms and protect you.
Well let's get down to where the rubber meet the road. Most agencies are extremely busy with closings and listing because real estate agents will come and go but listings and sales are what keep the door open. You are an "INDEPENDENT COPNTRACTOR" think about that type of employment
You had better come prepared with a very sound marketing plan, and prepared to implement it. Are you gonna work a farm area, which I think is best to do getting to be an expert in one area and offering your real estate services to this group of people. Your farm should contain at the minimum of 5000 houses. Get a farm package from your title rep.
Now once you have selected an area to work, make up flyers to pass out in your area introducing yourself as the agent for this area and they should come to you with any real estate questions. You should also give a little information about yourself. Do this for about 3-4 months, after which you should mail through bulk mail a news letter to each of your people in your area. You might also increase your area at Some point in your career.
If you depart this company you can still work that area.
Now look at your area and find all the commercial stores in the area, take a copy of your flyer and see if these commercial liquor stores, cafes and other commercial outlets will allow you to place a flyer in their business. You can find flyer holders at staples or Office Depot. Once you have started your newsletter make sure that you continue to drop them off to these commercial vendors. You should also give them a business card . When you get around to making your newsletter see if any of these commercial vendors want to advertise in your newsletter to defray some of the cost of the newsletter.An attorney or other professional might want to pay to do a monthly column in your newsletter so ask around.
The next thing you should do is form a team of professionals that will help you be successful. This is a good group to start with but you are not limited to this group nor do you have to have everyone of these on your team. A loan officer, an home insurance agent, a title rep, an attorney, a tax preparer, a nortary, an escrow or closing agent. These individuals should fit in with your personality or you should be able to work with them. You should pass out their business cards for people you encounter that need their services and they should pass out your cards to people they encounter that need your services. You should also use each others services when applicable.
There are a few organizations you will be required to join, do so, there are some organizations that would be good to join, hold out and see if you are a good fit and they are a good fit for you.
This is extremely hard work, but if you do the hard work the first 2 years, lay the ground work, you will reap the rewards later on in your career and be surprised at how many referrals you get outside your area.

While you wait for the exam also get a list of all the people you know and there addresses. Family, friend, neighbors. When you finish your exam than you just created your first farm list and send them out a letter stated your new career and passing the state exam.
If they contact you than ask for there email and if you could send them monthly updates. Dont forget to put the disclosure at the bottom of your email if they want out policy. Just make one up its easy or steal from SPAM company.

I would reccomend you interview several brokers before working under one. You're biggest concern maybe finding clients that you will work for/with. In my experience I worked in obtaining financing for clients that already owned home before I sold my first home. that was a year after I obtained my state sales license.
