I am interested in purchasing a home for the first time and I don't have the time to do endless searches. Yet I am leery about purchasing CD's that supposedly teach you where to look and how to apply for these grants. My credit is not the greatest but I have decided that having to live in subpar housing and having a landlord who does not respond to my request for repairs is no longer worth the hassle. I would also like a program that would offer credit couseling so that if I am fortunate enough to purchase a home, I know that I will not have any problems paying the mortage.

My daughter-in-law and my three grandsons currently reside with me in a three bedroom house, along with my husband and younger son. My daughter-in-law and I are the only ones currently working in the household. Needless to say that space is very limited at home. I mostly concerned with the condition of the house. Having young grandhchildren, I worry about them getting hurt with the condition of our home.

Unfortunately, I have to assume you live somewhere in the USA, but not a clue as to where. Many states and cities have agencies that provide this information, so go to your state web site and search for "housing" and then look for "first-time homeowner programs." You usually have to attend a seminar for first-time homeowners, which has some credit counselling, and then you have to qualify for the program. That gets you either onto a waiting list or entry into a lottery for rehabbed housing, often not in the best neighborhoods, but your new house is going to help change things.

the bank of america website has numerous resources for first time home buyers and such. where to buy, what to look for, rates etc. since you claim to not have good credit you may be limited in what you CAN get as far as mortgages go. simply being able to pay them is not really a factor since what lenders and brokers go by is your credit score alone. even though a credit counseling program sounds interesting to you, it will actually drop your credit score by doing so. some lenders won't even take you if you're in a credit counseling program and if you are in one, you need to be finished with it PLUS have your re-established credit up and runninig before they will even touch you. best to stay away from them at all costs. my advice to you would be to obtain a copy of your own credit report and make sure it has info from all three bureaus. this way, you can avoid endless inquiries into your report further damaging your score and you can shop around with it since, again, all the lenders really need is your score and report.

Call the Housing And financing Authority Department of the city you live in and apply for first time home buyers subsidy it takes about 6 month to file and pass the training or call the citizen services hotline of the citi you live in, or on the web go to Hud.org or call the county you live in and ask were you can apply for first time home buyers subsidy program.

Here in Indiana where I live, we have a place called Community Action(place to help low income family's and help find jobs) they also build home for low income family's. Every state has something like this. I'm not sure what they are all called but I would start with Habitat

Check with your local social services office or a rental assistance or mortgage lender. They should be able to lead you in the right direction. The mortgage lender may be hesitant, wanting you to borrow more money, but some are helpful.
