You have to pass the realtor's exam so you can be a licensed realtor. You can be an independent broker, but not having an office or franchise to be attached to can be a disadvantage--plus getting into MLS (multiple listings) can be a hassle for an independent broker.

Well, requirements vary from state to state. Regardless, you must be a licensed real estate agent to begin. If you are new to the industry, I would highly recommend working for a reputable broker so you can learn while you earn. After you've been an agent for a year (in most states) THEN you can take the brokers exam. If you pass, you can be a broker. You can still work for another broker, even if you hold a broker's license -- you're just considered a "Brokers Associate." Being a broker (not a brokers association) entails an enormous amount of liability. Best to start out as an agent, and be a sponge. Learn all you can! Then, when you feel more comfortable, do your homework.
