Check your lease for the notification requirements. Normally you have to give the landlord 30 days written notice in advance of the expiration of the lease. Some leases may require 60 days.

Then, just send your landlord a letter stating that you will not be renewing your lease and will move out by the expiration date.

Then just move out by the expiration date.

In general, send back the lease renewal papers when the landlord sends them to you to sign. It would be good to include a letter to the effect that you will not be renewing your lease. Doing so will indicate to the landlord that you intend to vacate by the last day of your current lease. You can also always call your landlord and see if there's anything else he wants you to do, but that's kind of going above and beyond.

Here my advise because I rented for 5 years and been screwed by the best landlords. Write your decline on the new lease and ask to go month to month if possible. If you giving thirty days than state that as well. Print two copies.
Hand deliver one to the landlord if one premises or mail to them with cert of receive from post office
Than mail the 2nd one to yourself and do not open it until you leave the complex. Reason is you want the dated stamp from the federal government. Dont open the letter you sent yourself because you know what your wrote and if it goes to court you can give a sealed copy to the judge stating your letter was sent on that day.

After starting this process never had a problem with hearsay type of arguments from my landlords and didnt know if it was the rental gods looking after me or not. But I always give this advise out to friend and family when they move out or request something from there landlord.
