the fact that the house I am selling doesnt have new windows...they know this before they even get here, yet still bitchh.
I am not putting in new windows, as this house has had an inside renovation, like new rugs,floors, aplliances,paint and even a new bathroom.
I dont get it.
Besides windows (which I cannot afford to put in) what else will attract a buyer?

why don't you try cleaning them, inside and out? this might help.

new windows are costly, and time consuming. why don't you try offering an allowance for new windows, such as "___$xx.xx___ dollards for new window allowance"? or reduce the sales price?

Obviously in your market buyers can be choosy. If other homes comparable to yours have new windows, then you either have to upgrade (and you will never get dollar for dollar back for windows) or reduce your price to be competitive. The problem likely does not lay in the windows though. I have never seen someone choose a home based off that in over 6 years. Email me info about your home and I bet I will find other issues. Price, condition and marketing makes your home sell, price is most important period, I don't care what anyone else's opinion is on that. Condition, meaning both market conditions and the home's condition are very important. Is your home READY to be sold? Think about that... next is marketing, if no one knows your home is for sale then none of the above make much difference unless you're giving it away. I bet I can tell you who the top Realtors are in your marketplace if you email me your city. There is a reason that people sell their homes for an avg. of 16% more when using a Realtor. Your issue is to pick the right one. Putting it on the MLS CORRECTLY would be a start, a couple well drawn up ads in your local/regional papers, put it on Craigslist.com, and for God's sake get someone who will place a professional looking sign on your yard (big pet peeve of mine). Beyond that, unless you want to quit your day job and become a Realtor in a day (not recommended) they should do a neighborhood walk, get COLOR flyers, place a lockbox on your property, offer buyer incentives, an open house/tour or two, and oh yeah... LOTS of PAPERWORK. Stop trying to sell your own home, you're going to either 1. Get screwed 2. Be sued 3. Waste a lot of time or 4. All of the above. If you are in a picky buyers market then interview a bunch of Realtors, you want to find that top 5% of them out there who know what they're doing and you will be able to tell once you find them. Any agent who is obviously telling you want you want to hear about some price you need to discard immediately, they only want your listing to place their name on something.

Unclutter your home, the key to selling in my experience is getting the home as empty and neat as possible. I tell all of my customers to get rid of or put in storage any furniture that clutters up a room. Clean the kitchen and baths to 5 star hotel status. I can't tell you how many homes I have shown that have bathrooms that make gas stations look like a viable option. PRICE PRICE PRICE In today's market you can't just be a well priced home on the block you have to be a highly competitive priced home. Most expired listings are overpriced and the owner never reduces until they put it with a new Realtor. Truth time also.. depending on the state windows are very important hot states and cold states need good insulated windows, maybe offer a seller concession to cover new ones. Good luck.

There is a very simple solution to your problem. I work with people who sell their home by owner, so I run into this all the time. The easy solution is to take out a home equity line of credit (heloc) for the amount that you need to complete the repairs needed. Use some of the equity in your home to repair your home. In other words, let your home pay for the repairs to your home.
What you have to understand is that, people don't want to invest large amounts of money into a home that they will have to turn around and invest MORE money into after they have bought it. So unless you are willing to sell your home for less than market value so that you can justify the costs that the buyer will incur upon making repairs, then I suggest making the repairs. always look at what else is for sale for the same price in your hood. If your old windows are in good shape there should be no problem. If they look bad then they will walk away. would you buy your house the way it is or look further?
get some advice from a local realtor. they wikll tell you what to fix and what to leave alone.

Um, because putting in new windows may cost a lot in money and effort, and they don't wish to go through that when they just put a lot of money into the house and time into moving.

I always heard of having a just baked pie in the oven, like the smell will help entice people...try it maybe?
