besides your normal advertising of course. what would send people in droves to your place?

My property does not have a problem. I am just asking because I am going for a manager position and that is a question they ask you. I am just curious.

I would shop your competitors. I am a property manager and that is the key to filling your property up... when you are leasing... you need to ask your prospects where they have visited? What they like about those other properties? And if you don't have what they like about the other property I would point out things that the others don't have or key points ie: dishwasher, referals, talk about your management company. For example, I work for a company that not only manage, but own their property and I think that shows commitment to the residents. Good Luck property management is fun!

I'd try to figure out why it was vacant? Is your vacancy rate in line with that of the neighborhood? Is there something going on in the neighborhood driving tenants away (ie: gang activity, businesses going under, etc.)? Is your rent too high? Are there better apartments available for roughly the same amount of money? What kind of concessions (move-in incentives) is the competition offering?

Answer those questions, and you;ll probably be well on your way to solving the problem.

Include the utilities in the rent
Keep your current tenants happy (maintenance, return their calls, etc)...they will give you referrals
Give current tenants $50 off their next months rent for their referrals

What kind of neighborhood is it in? Why is the vacancy so high?

Get a couple of hot girls to move in at a reduced rent or throw a party (like an afternoon BBQ). It should promote some awareness of your place as well as a community atmosphere.
