I have a friend who is my realtor and it has been 7 months and no offers! I know the market is really really bad in Orlando but I really need this house sold and I don't feel she has really done enough (other than put it on the MLS) to market my house.

I mean it is brand new with 50K in upgrades. I just don;t know how to tell her without her having bad feelings or ruining the friendship..

Any advice???

Friendship is one thing, reality is another. This is your life and your future we are talking about here.
Sit her down, and let her know, that, you need to move on, with someone else. Tell her, you know the market is hard, but after seven months, you are getting desperate.
If she is a good friend, she will agree with you, I'm sure it hurts her too, not being able to sell your home, and she may well be relieved to be out from under that burden.
It may well save your friendship, with her.

Be honest with her. I would say if this house has not sold within blank amount of time you will have to see about getting another Realtor. This is why it is a bad idea to use friends in your personal life such as selling a home, repairing a car etc because feelings get hurt.

This is why you never mix business with pleasure. But since you already have you don't really have a choice, you need the house to sell and she simply isn't getting the job done. Let her know as gently as possible that someone else will be handling from now on.

Wow you should have setup a timeframe to allow her to list it with her (usually 30 day contract) This would make it alot easier to list with someone else. You can be really honest with her and tell her your decision to list your house with someone else who might be able to invest more time and effort into getting it sold.
