call a realtor asap.....they can help you....my ex had this happen and by the time he called a realtor it was too late

There are some companies that will buy houses quick to resell them. You will likely not get top dollar for the place, but they will do a quick turnaround, which is what you need. Try searching for home buyers or real estate investment companies. Realtors may also know about these companies.

Talk to your mortgage company about "deed in lieu of foreclosure". I'm not sure if that will go on your credit or not, but it certainly won't give you the hit that foreclosure would.
