chose the right real estate agent, make sure it someone who is working to help you as much as they can. If you are not using a real estate agent and just selling it yourself, make sure you get the word out! Put an ad in your local newspaper or hang up flyers at area stores. Put a "FOR SALE" sign in front of the house in an open area, where it can be easily seen and some have a place where you can put little flyers with facts about your home and pics of the inside right along with the sign so people can stop and get info on the house anytime. Price your home at a decent price and make sure when they show the home to potential buyers it is free of clutter so the rooms appear larger and they can imagine the space without all your personal belongings. It was given to me by the first real estate agent with whom I ever worked. She said, "Any home can sell immediately if you put the right price on it."
Someone remarked that my gigantic apartment is going to be very hard to sell. "Would you buy it for a dollar?" I asked. "Sure!" She said. "See?" I said. "Not hard at all."

sell it under value of home....try 10 or 15 percent under value.... spread by word of mouth and have an open house!
