Craigslist.com has free listings for sale and rent and covers many areas. Check it out. It's free and it's what most people I know who own rentals use to advertise. My son is looking for a property to buy and using craigslist.com.

realtor.com for sale houses. Then get the name of a realtor from your area. No charge to you, the landlord pays the fees.
Find Coldwell Banker in the phone book.
Local newspaper usually have them also.

It depends on the area... do a search for realtors in the area you are looking at... also, try Craigslist.org
