They were totally versitle with their songs. Every album they made evolved from the last. Plus, John and Paul could pull a song out of the *hoohoo* in like 10 minutes (like John with Help!) and it'd be a hit! Also the duo could work with each others' songs well and put info in to make it both of theirs. (Although this happened less and less towards the end) :( I'm sure "MOST" people don't know this, but I think its something that is put forth through their songs and that is why it is so well received.
I also like their amazing wit and sarcasm, and yes, they also could be very polite.

If I personally had to break it down, I'd say it comes down to the evolution of pop music in western culture.
A brief bit of music theory first:
The musically system that we hear in western culture is called the 12 tone system. It's actually fairly simple. If you pluck a string, you hear a tone. If you divide the string in half, and pluck it again, you hear a tone oscillating twice as fast as the first one. If you take the space between those two tones, you could divide it into any number of segments to achieve different "notes", but it was long ago discovered that some divisions sounded more "consonant" or pleasant than others. Dividing it into 12 segments produces one of the most "consonant" possible variations.
From this 12 tone system has come, for most people in western culture, all of the music you've ever heard in your life. We extracted scales (groupings of notes that ascend through the 12 tone system), from these groupings came a grouping known as "the Major scale". It has long been considered the most consonant scale, within the most consonant musical system, and produces the most consonant chords. So much so, that they've been used to death. It took years and several genres of music, but 50s pop music was the first coffin nail in music that used solely Major and/or Minor scales and chords.
During this period, blues had produced yet another Major and/or Minor scale genre but blues allowed for great leeway when it came to individual musicians improvising the music on the spot. It achieved this through a framework of standard chord sets and progressions, that allowed for a musician to "go off", yet return at the next iteration of the songs cycle to fall in perfect time with the other musicians. This led to wide variances from the traditional Major and Minor works. The Beatles thought it rocked.
So they took the popular music of their time and transformed it by inserting "unusual" chords, harmonies, riffs and blues influenced segments that made their songs more memorable and more emotionally moving than music produced by other artists around that time. This, coupled with their innocent sincerity, and tenacious efficacy, imparted a "soul" to their songs that transcended the stiff and lyrically unsubstantial tracks of the late 50s bands.

A lot of the Beatles (if not all) their work is great. I don't think there is just one song that everyone loves, there are way too many to choose from.

Well, there was the odd way that their voices harmonized.
There were John and Sir Paul's excellent lyrics and even better arrangements.
They played on the universal themes of love (and no, we haven't had enough of silly love songs)
And Ringo and George were actually at the top of their arts.
Plus, they were all cute and horribly polite, unlike some other bands of the times.
