Mrs. is the traditional term for a married woman.
Miss is the traditional term for a single woman.
Ms. came about in the 1960s due to the feminist movement as a reaction to Mr. All males, whether a baby boy or a married man of 60 are called Mr. Why, the feminists asked, is a man's title a result of his sex, while a woman's is a result of her marital status? Seems unfair.
So Ms. is the equivalent of Mr. It's just a title that designates sex, not marital status.

Ms. is what you would use when you are referring to someone and either 1) you don't know if she's married or not or 2) she prefers to use that title.
Mrs. is used when the woman is married
Miss is used for unmarried women.

"Miss" means they are unmarried. "Mrs." means they are married. "Ms." means you do not know if they are married or not. It is often most polite to call anyone over the age of 40 "Ms." even if you know they are not married.

All are contractions of "mistress", an archaic form of address for women. "Miss" is an unmarried woman, of any age. "Mrs" is a married woman, or an older housekeeper, regardles of her marital status. "Ms" was coined in the 60s, so that a woman's marital status wouldn't be an issue.

Miss=never married
Ms.= widowed, or divorced
Mrs.= married
If the woman is obviously old enough to be married and you aren't sure if they are or not, go with Ms.
