it is also coming out of the faucet in the bathroom. Is there some maintenance we should be doing?

it's probably all rusty in the bottom..............

Is the brown water coming out of the faucet when the hot water tap is on, or the cold? You may need a new hot water heater. Or you may have problem with your main water supply, in which case you should call your local water utility. If you rent, call your landlord. If you own, call a plumber. Don't screw around. A burst pipe can really screw up your whole life in a big bad way.

Mine did the same thing.
I took off the outer shell, and looked at the exposed iron/glass core and saw pinholes leaking rusty water to the bottom.
There is no fix for this other than temporarily patching it with epoxy weld, but even this only lasted a few months. Sick of repatching it, I just replaced it.
You need a new boiler.
Simple as that.

just rust that settles in the bottom of the tank,and is your plumbing galvanized water lines they tend to rust also,if your water heater goes out ,they have a water heater that is not made out of metal ,that works great,had one 7 yrs without any trouble

sounds like your water heater is full of rust. If it's leaking, the rust has eaten a hole thru it. Replace it soon before the leak gets worse and you have a bunch of water damage in your house.

It is a rusty pipe. Or it could be the filtration system in the house. Call your landlord or a plumber.

This could be rust and you should have it check if your house is over 10 years old.
