I wouldn't recommend the "undervalued" areas because it's often rural areas where not much is out there. It all depends on the type of investment you want to do. I concentrate on regional and even neighborhood-level specific areas where sales market & rental market have a slight to significant gap in favor of the latter.

Down here in South Florida, its a huge buyers market right now, because everyone is selling for cheap because of the hurricanes, granted you may not like the hurricane factor, but the rela estate isn't bad at all. I found a large 4 bedroom 3 bath with a 2 car garage for around $290,000, which isn't bad at all, considering you near the beach and Florida all in itself is a tourist attraction. Check it out....
