we just had 20x20 room added here in west GA. Cost was $18,000. It became a bedroom and other side a living room. Had carpet put in, 4 windows and new bathtub and commode. 2 inside doors. Both rooms had closets with lighting. Standard ceilings, no recessed lights. Added 3 outside walls. Our home is brick and we had this addition bricked also. Maybe this will give you an idea. m

First off do you have a set back (how far you must stay back from property lines) look into permits, if your in a flood zone there may be restrictions, call your local Ms. utility and have your lines marked, get at least three estimates for the total job from a well established builder. Ask if they use sub-contractors or if they have there own people in-house, ask about change orders some builders charge you more to change things in progress. Pick all your colors, trim ,lighting and fixtures before you get started and get firm prices for all.

I sympathize with your desire to have a child but this is a Bad, bad BAD idea! Legally: Not only can your friend get fired if caught, in most places this is a felony. And you are an accessory. Unless you want to have a baby in jail, forget it. Biologically: There is a reason in vitro fertilization is a low yield proposition: The conditions do not favor impregnation. That is why it usually takes a number of attempts. Let's face it - the "usual" way of fertilization usually takes a several attempts (on average). Ethically: People who donate sperm do so under very strict conditions and under the assurance that their genetic material will be used appropriately. They have a right to have that expectation fulfilled. And what would you tell your child? That they were the product of a crime? Please reconsider.

In the UK we generally reckon on £100 per square foot so here it would be £33,600 which would be around $60,000. However much depends on the footings required and the construction materials. It would be best to get three estimates then get a formal legal agreement to determine what is included in the contract to save any misunderstandings. Misunderstandings happen a lot with building projects.
