I'd suggest to work during the day (on a job, just for now) and go to a business school (some of these schools usually offer 4 to 8 months day/eve classes and they should help you with Career Placement later), or work towards an Associate Degree at night. Choose a major or classes that you know will help you sharpen your skills (computer, office administrative, etc.) so you can get a long term corporate career with a good health benefits package and not just a dead end job.

Take the foreign service exam when it's offered next year, and study up for it in the meantime. I was a 37-year-old single mother when I joined.

Real estate? Getting a license is pretty fast in most states. You don't have to just buy and sell, you could go into property management or work for a developer.
