Build up a list of properties that you have researched, and do your homework. Show why you are so certain this properly will sell at a profit (show comps, show costs for rehab, lay everything out so it can be read by a layman, provide testimonials or examples of past successful projects, and make it look professional). Then advertise. Put an ad in the paper - "Investors wanted for Real Estate Developement, 20% return in 6 months". Visit offices where investors might work, and drop a copy of your prospectus there.
