i bought one 30 years old any fixed it up, and i am very happy with it. clean, cheap and very affordable..

It's better to buy a newer, used mobile home. Mobile homes have a short average useful life, maybe fifteen years. The quality of construction and materials is not the best. Mobile homes depreciate, like autos, in value.
The biggest depreciation occurs in the first three years. If you buy one that is three years old (or less) the mobile home would have been in use long enough for the previous owner to get rid of any problems, defects, construction mistakes.
Take good care of the MH and live in it for about seven years. At about 10 years of age, the MH begins to loose value rapidly and things wear out.
Avoid the temptation to upgrade. After a while you may get tired of the $4.00 per yard floor coverings. If you spend money, say $45 per yard to upgrade carpet and linoleum, you won't recoup your investment when you go to sell.

It depends on how old the older home is: The newer ones tend to be built to higher standards. But if you just want something cheap to live in while you look for something better, then go with an older home.

It is smart money to find a like new, used home. The first owner takes the hit from new and you have a like new home for a fraction of the money.
The first year, the value drops about 22%.
Never buy anything new - look for a motivated seller - death, lost job, divorce etc.
Take your time. Speed costs money..

I got older and i am just fine. No payments now. You can fix it up as you have the money.

Buy the older one and use the money you save on interest payments to fix it up.DON'T GO INTO DEBT!!!
