If they are dirty, clean them with rag and squirt some oil onto the track and operate the door to spread it onto the track. I'd do it once a year. A couple of drops of oil into the rollers won't hurt either. If the rollers get wobbly, replace them.

Unless you have an unusual amount of build up in your door tracks, simply wiping them down or brushing them out should be all that is required.

The rollers can be lubricated with silicone-based spray (never use WD40!). Be careful to lubricate only the roller bearings, and not the outside of the rollers or the door track itself. Too much lubricant in the track will cause the rollers to slide along the track, as opposed to rolling as they are designed to do. While you're at it, if you have a sectional door, lubricate the hinges between the panels as well with the silicone spray. Again, don't use too much, as it would have a tendency to drip down on to the garage floor or your vehicle when you raise the door.

I think the Rollers are sealed Lubricated, if they lock up, replace it- no other maintenance is needed,

just don't use any type of grease on the track .because it picks up dirt and will freeze in the winter time
