how do i perform a credit check on a potential tenant for a one family detached home in west palm beach florida? can i do it myself as the landlord or do i use another service?

You write to Equafax with their social security number and use phone number of old landlords and banks. Any of the credit rate ting companies will tell you if they pay there bill on time.
If it looks like a duck and walks like a duck, it probably is a duck!!
Something should ring a bell as to why they are so destitute to get a home. Listen to your better sense of judgment.

You need a credit check service, but before you can do this you need a rental application form to be completed and signed by each proposed adult tenant. The application form must also contain provisions granting you authorization to do a credit and background check. Without this, it is illegal to run a credit check.
You should consider joining an apartment rental association; they provide education and can help you learn “The Business”. You need to be aware of your responsibilities as a landlord and comply with the laws and disclosure requirements and forms. You also need to learn what your responsibilities are as a landlord and learn how not to discriminate.
You should consider hiring a management company to this for now and also join an association.

You can't do this on your own unless you sign up with a credit reporting company. In order to sign up, you have to meet some strict guidelines and in my case, they came by and checked out my office to make sure I was legit. Have the tenant run his own credit and share the info with you or have broker friend do it for you at cost.

It's no use asking me love, your question is being shown in the United Kingdom of Great Britain and Northern Ireland and what we know about west palm beach tenant credit checks(or even cheques depending on what on earth you are talking about) can be written on the back of a postage stamp.
