A whole list of things: evidence of termites, of water leakage in plumbing, in basements and in roofs, age and condition of roofs, age and condition of heating and cooling systems, the presence of radon, additions to the home, whether the electricity is up to code and the master electrical box is properly wired, whether there are wells on the property and their condition, stability of house and garage foundations, functioning water faucets, toilets, washer and dryer, functioning of regigerator (did you know all refrigerators should cool at 40 degrees Fahrenheit--if the tempeerature is higher it is unsafe for the food), the condition of trees ont he property, especially those close to the home, type and efficeincy of insulation. A properly certified home inspector, hired by the prospective buyer, is there to help the buyer see that the seller's description of the house is accurate. A bid on the house can be broken by the buyer if the house as described by the seller does not fulfill its description by the seller. The $350-500 a buyer spends on the house inspection is well worth the money. I know from personal experience, as the inspection saved me from buying a faulty home. The inspector told me that heat exhange on the heating system was cracked, a very expensive repair, and I was able to quit my bid.
Find an inspector who is independent of your realtor and the seller's realtor.
