We are sellers with a 12 year old house. It is in great condition besides the carpet and two of the windows. The carpet is original and has had two sets of children raised on it. Some of the rooms are great, but others have significant staining. The other thing I was wondering about is the black marks on the windows. They are caused by condensation in the winter. We have repaired one but there are two others that have black marks on them. They are not rotten, just stained. Will this be something that we will most likley need to take care of?

carpets are a cosmetic part of an inspection, the inspection report may or may not list stained carpets but will list ripped or torn ones, anything pertaining to windows and water damage will definately be listed so it will be to your advantage to have them fixed or you may loose a grand or two on your transaction for something that may only cost you a hundred or so to fix beforehand.

It's definitely something you will have to take care of, especially the windows, carpet can always be changed but if the potential buyers see the windows like that they'll probably steer clear of buying your house. Good luck!

Have you cleaned the carpets with a steam cleaner? This will not only help them look better to a potential buyer but it will make the house smell better. Anything you can do to improve the look of the house will give you a better profit. Also I agree about trying bleach on the black on the windows, that should help to lighten it. Good Luck.

Don't worry--the house inspection is to show how sound the house is physically, like if you have termites, or the structure isn't sound. The only things you might be concerned about are the black marks, and even then only if they show that there's mold there. A little bleach should take care of that if it is.
