Have them fill out a form first - then tour them around. Try to ask about their habits/hours/smoking the obvious stuff. And definitely get references. Make sure they have a job and call the employer to verify. Sometimes you can go online (for free) and get their history via your local court records in your state/county.

When they are ready to move in, get a photocopy of their driver's license for the record. If you have any doubts, trust your instincts and keep looking for another roomie.

Make sure you get some sort of small security deposit, like first month's rent in case they take off on you. Also, watch out they don't use your phone for long distance calls. Make them sign the form when you are done going over it, so they know you aren't messing around. You don't want the roommate from H*ll.

Also, make sure to get a lock box and lock up personal papers/valuables. Credit card receipts/bills should be in a locked file cabinet. Don't leave those keys lying around.

Who knows if they have a visitor some day that chooses to help themselves to your private stuff.

Decide if you are sharing the same mail box, if you want to share the key. Otherwise have them get their own mailbox service elsewhere.

Will they use your computer? Password lock it up while you are gone. You don't want weird downloads on it.

It seems like a long list, but if the roomie knows upfront what the rules/expectations are ... they will be less likely to whine later and try to use stuff you don't want them using! when it's written on the form - the expectations are not a mystery.

Even though you "trust" the roomie, he/she might bring in acquaintances that are less than trustworthy. I have a rule - Better Safe Than Sorry!

Do you have a job? Will your salary cover the cost of your part of the rent? I need a list of past references: from your job; where you've leased before; and personal references. (THEN CHECK THEM OUT) What is their social life like - make sure it's something you can deal with. Their likes and dislikes.
