You have to be careful, licensing laws prohibits use of gifts and other monetary incentatives to like $25.00.

A long time seasoned agent is already going to have his/her network of go to professionals. Not that a seasoned agent wouldn't invite new people but for the most part that is going to be a difficult group to "win over." I personally would spend at least some time courting newer agents (less than 2 years on the job) that generally don't have a "core" group in place.

It is all relative. I personally would prefer working with people who are reachable and do what they say. There is nothing I can't stand more than someone who either won't answer their phone or return their messages. You could be the best loan originator in the world but I won't use you if I can't get you on the phone.

Having said that, business is business. To win me over, there has to be some benefit of doing business with you. It could be 24 hour availability, approvals in minutes, etc., etc. I don't know what is boring and tired about that. That is just smart business.

As a new loan officer you have not built a network of Hardmoney Lenders, Investors, and other Lenders that will handle your paper into a network of yours. I think that you should start doing this immediately. With a network like that you can make things happen, and that means more money for everybody. However, you must began to build relationships, get to know the level of expertise of the agents that you are going after and take business to them in a win - win situation.

Start having Home Buyer seminars and direct business to some of the agents that you have targeted from those individuals that you prequalify. Finally if you can put investment deals together do that, that is, talk to the local general contractor get some of them into your network and you will be surprised how much business will fall into your lap. Moreover, don't walk away from the approach that everyone else is using because it appears boring to you. They are doing it because it works. All you have to do is utilize it to create a steady stream of income for you while working on creative ways of increasing your cash flow

Give them an easy deal. I purchase internet leads and when a attain a client who is looking to purchase but don't have a real estate agent, I find one for them. They almost have to reciprocate. Just make sure you do a good job on the loan and close on schedule.
