I would suggest making some contacts of your own and put some "feelers" out there in the industry.
If someone bites, take a vacation day, go to the interview, good luck.
How have your raises been -- good? If so, your company may just not like doing inter-departmental transfers - which would indicate something to worry about.
If you don't like what you're doing, you probably need to get out and change things up or risk burn out.
Who have you spoken to about the transfer - your boss? Do you trust him/her - has the request made it to the right people?

I guess if you've been hearing the same thing and not getting any different results over a period of months. It's up to you to determine how long to stick it out. Some companies just take a long time to get things moving.

You are at a dead end. The entire mortgage industry is. Originations have dropped almost 50% since their peak in 2003 and will probably drop some more. The shakeout is imminent. So instead of looking for promotion, look for a different industry to be in. Consider selling long-term care insurance, for example...

It's a dead end job if it does not offer the potential for growth. You know what you would like to do and what you are qualified to do. If the company gives you the run-around about a new assignment that you have invested an interest in, then I would consider that a dead end job. Very few people want to do the same repetitive tasks everyday!

I would classify that as a dead-end job. I think most "jobs" are dead end. I am self-employed therefore creating leverage as well as residual income. I believe that with your drive, determination and knowledge, you have the potential to surpass your income within a very short period of time.
This could be accomplished while continuing to work at a regular job.
