I'm looking to invest in real estate in both Pa and other states. does anyone have any ideas how I should go about this?

That would take a whole series of emails to answer but to give you a basic idea. First, decide on the locale that you want to concentrate own. Are you interested in renting or flipping houses? The two areas may not be the same. You are going to want to do your first deals in the area that you live. It can be very complicated trying to do a long distance transaction on your first deal.

Generally flipping will mean quicker returns if you need the cash. I would suggest flipping until you get a significant amount of money in reserve to start holding the property for long term investing.

How you structure the deals can be very complicated or very simple. There is no way to get into any details here.

I would suggest John Alexander's programs. He has various levels you can purchase at. Of course, the more expensive levels provide a higher degree of Mr. Alexander's expertise. I bought at the Level 1 step and it has just enough information to actually do a deal. He has recently changed the program and I don't think it is available. His Level 2 course which is expensive at @$1,200 is a lot more extensive and if money wasn't an issue would be were you are going to want to start at.

If you can't afford his programs, check out www.uslandco.com which is free to sign up for and has a lot of free resources and training both on conference calls and on the web materials. There is also a place to post and read properties for sale around the country.

look up the local "Real Estate Investment Assocation" http://www.reia.org/

Also, depending on what state / city you can look up tax records, court records and foreclosures on line for free.

That's real nice....there are a lot of properties in the areas you are looking for that's looking for investors you may want to speak with Realtors, banks, financing companies. Or just search the Internet.
