Sizing A/C units requires more information than you provided BUT unless you live in the Arizona desert, a 2 to 3 ton unit should be sufficient. You certainly do not need 12 tons.. my goodness

The only otherone who had a right ans. was bullfrog before u size a unit more info is needed like age of house,if it was recently updated with better insulation,windows,doors,etc.It used to be 600 sq. ft per ton newer houses and some people use 400-450 for older ones but energy is to high so no more guessing a heat loss/gain and energy audit shold be performed to ensure proper operation.

My recent estimates were for 1 ton per 600 sq ft. I live in Texas, so we have medium/high humidity and high heat. So, if you live somewhere similar, 3 ton should do it.
Talk to your local electrical utility, they should be able to provide you some guidelines. They may even offer a free "energy audit", where they pay for a specially certified contractor to come in and give you all of the information you need.

Generally, you figure 1 ton (12,000 BTU) per 600 square feet. An 1800 square foot home would require a 3 ton unit.

a ton of btus will cover approximately 400 sq feet .but if you have a newer house with good windows,good insulation.and not alot of windows then a ton will cover 500 sq feet so,taking this into account you would need three and one half ton unit
